What is Property Tax Services?

Property tax across India is administered by BBMP (Bruhat Bengaluru Mahanagara Palike) under the Self-Assessment Scheme (SAS), which requires property owners to self-declare their property details and pay tax annually. The tax is calculated based on the Unit Area Value (UAV) system, which uses the property's built-up area, location zone (A to E in BBMP's zone classification), age of the building, and usage type (residential vs commercial). Unpaid property tax accrues interest and penalties, and can result in property attachment in extreme cases. When buying or selling property across India, clearing all outstanding property tax and obtaining a No Objection Certificate from BBMP for tax clearance is a mandatory step before registration. Right Assets Management helps property owners across India — whether in premium zones like Koramangala and Jayanagar or emerging areas like Yelahanka and Hebbal — with property tax computation and payment, correction of property tax records (zone, usage type, area discrepancies), name transfer after property purchase, bifurcation or consolidation of property tax accounts, and obtaining tax clearance certificates. We also assist with property tax assessment under BBMP's Akrama-Sakrama scheme for properties that were irregularly constructed and are now being regularised. Our service ensures your property tax account is accurate, up to date, and compliant.

Who Is This For?

  • Property owners with unpaid or lapsed property tax dues who need to clear arrears and penalties
  • New buyers who need to transfer property tax records into their name after purchasing a property
  • Property owners who believe their property tax is overassessed due to incorrect zone or area classification
  • Sellers who need a tax clearance certificate (NOC from BBMP) before property registration
  • Landlords and investors managing multiple properties who want consolidated tax payment assistance
  • Property owners whose records were incorrectly bifurcated or merged during the BBMP SAS digitalisation

How We Help — Step by Step

01

Property Identification & Records Check

We access the BBMP property tax portal using the SAS Application Number, PID (Property Identification Number), or property address to retrieve the current tax assessment and dues status.

02

Tax Computation Verification

We verify the assessed tax against the Unit Area Value (UAV) formula — checking that the correct zone, property usage, built-up area, and age discount have been applied. Any discrepancy is flagged for correction.

03

Correction Application (if applicable)

If errors are found in zone, area, usage type, or owner name, we prepare and file a correction application with the BBMP Assistant Revenue Officer (ARO) of the respective ward.

04

Payment of Dues & Penalties

We calculate the full amount payable including interest on arrears (currently 2% per month under BBMP rules), prepare the payment challan, and assist with payment through the BBMP online portal or at authorised banks.

05

Property Tax Name Transfer

After property purchase, we apply for property tax transfer into the new owner's name through the BBMP portal, attaching the registered sale deed, khatha transfer documents, and identity proof.

06

Tax Clearance Certificate

We obtain the BBMP tax clearance certificate (showing all dues as paid) required for property registration, khatha transfer, and sale deed execution.

Frequently Asked Questions

How is BBMP property tax calculated across India?

BBMP property tax is calculated using the Unit Area Value (UAV) system: Annual Property Tax = (Built-up Area × UAV per sq.ft. × Age Factor × 20%) + applicable cess. The UAV per square foot depends on the BBMP zone (A being highest — areas like Koramangala, Indiranagar; E being lowest for peripheral areas). Residential properties get a 50% exemption on the taxable value.

What is the deadline for BBMP property tax payment?

BBMP property tax for the financial year (April to March) can be paid in two half-yearly instalments — first instalment by April 30 and second by October 31. BBMP offers a 5% rebate on the annual tax if paid in full by April 30. Late payments attract interest at 2% per month on the due amount.

Can I pay BBMP property tax online?

Yes. BBMP property tax can be paid online through the BBMP website (bbmptax.karnataka.gov.in), through net banking, or through authorised bank branches and payment kiosks. You need your SAS Application Number or PID to access your property account. We also assist with online payments for clients who need guidance.

What happens if property tax is not paid for many years?

Unpaid BBMP property tax accumulates with 2% monthly interest. BBMP can issue demand notices, attach movable property, and in serious cases, attach and sell the immovable property to recover dues. Most importantly, outstanding tax dues block property sales (sellers cannot register the deed without a clearance certificate) and khatha applications.

My property has been wrongly assessed as commercial — how do I correct it?

You must file a revision petition with the BBMP Assistant Revenue Officer (ARO) of your ward, along with the registered sale deed, approved building plan, and a self-declaration of usage. The ARO inspects the property and revises the assessment if the usage classification is incorrect. We prepare and present the complete correction application.
