Is a bank NOC mandatory when selling a mortgaged property?

Yes. If the property you are selling has an existing home loan, you must either repay the loan in full and obtain a loan closure letter and registered mortgage release deed from the bank, or arrange for the buyer to take over the loan. Without clearing the mortgage and obtaining the bank's NOC, the property cannot be legally sold with a clean title.

How long does it take to get an NOC from a bank after loan repayment?

After the loan is fully repaid, banks are required to return original property documents and issue a No Dues Certificate within 30 days under RBI guidelines. The registered mortgage release deed process may take an additional 2–4 weeks. We track and follow up to ensure the bank acts within the prescribed timeline.

Do all apartments across India require an RWA NOC for sale?

Not all apartments have mandatory RWA NOCs — it depends on the society's bylaws and the registered sale agreement with the developer.
