What is the FAR (Floor Area Ratio) for residential buildings across India?

FAR across India varies based on the road width in front of the property and the zone classification. For residential plots on roads of up to 9 metres width, the FAR is typically 1.75, while for roads of 12 metres and above it can go up to 2.25 or higher under BDA/BBMP bye-laws. What happens if I build without plan approval?

Constructions without BBMP/BDA approval are illegal and subject to demolition notices under the Municipal Corporations Act. BBMP regularly conducts demolition drives across India. How long does building plan approval take across India?

Under the OBBPAS system, BBMP targets approval within 30 working days for residential buildings. However, complex projects or cases requiring additional NOCs (fire, BESCOM, BWSSB) can take 60–90 days. We submit complete applications and respond to queries quickly to stay within the 30-day window wherever possible.

Can I get a building plan approved for an ongoing construction?

You must obtain building plan approval before starting construction, not during or after. If construction is already underway without approval, you risk demolition notices. Is a separate plan approval needed for adding a floor to an existing building?

Yes. Any addition or alteration to an existing structure — including adding a floor, extending a room, or making structural changes — requires a fresh building plan approval or a modification plan approval from BBMP/BDA. Proceeding without approval makes the additional construction illegal.
